It’s time to sell our Gatlinburg houses (some will call them “cabins” or “chalets”).   So here’s the deal:  We’ve set “Make Me Move” prices on Zillow.com.  That’s the “public” price.  But we know the Gatlinburg market has a lot of properties for sale, including some cheap foreclosures.  If that’s what you want, this is not the place for you.

However, if you want one or two quality, well-kept homes that are both doing well on the rental market, and you’re willing to pay a fair price, then you’ve come to the right place.  Click on the “Current Asking Prices” tab for details.

Both cabins have been on overnight rental programs since we purchased them more than 14 years ago. In 2007, we started renting them ‘by owner’ in order to have better control and to be able to save money for our guests. Since then, we have steadily increased rental occupancy rates.  In 2010, our occupancy average for both cabins was 61.5%.  In 2011, it was 60.3%.  So far in 2012 (through March), we’re at 30.1% – but we still have 75% of the year to go!  We have developed a workable system that we will also sell at a very reasonable price if you are interested in keeping the cabins on an overnight rental program.
